Loft Conversions in Oxford
A loft conversion is one of the most cost-effective ways to add space and value to your home, using the structure you already have rather than building out into your garden. At Crawford Construction, we design and build loft conversions across Oxford and Oxfordshire, turning unused attic space into bright, comfortable bedrooms, home offices, en-suites and playrooms.
We manage the whole project under one roof, design, structural engineering, planning, building regulations and construction, with extensive experience converting Oxford’s Victorian terraces, 1930s semis and period homes. A well-designed loft conversion typically adds 15–20% to a property’s value.
Types of Loft Conversion We Build
The right conversion depends on your roof shape, property type and budget. We’ll advise on the best option at a free survey.
Dormer Loft Conversions
The most popular choice, a dormer extends out from the existing roof to add headroom, floor space and natural light. Ideal for a wide range of Oxford homes and often achievable under permitted development.
Hip-to-Gable Loft Conversions
Perfect for 1930s and 1950s semi-detached and detached homes with a hipped (sloping) side roof. We replace the slope with a vertical gable wall to create a squarer, more usable loft, often combined with a rear dormer to maximise space for a master suite.
L-Shaped Dormer Conversions
Ideal for Victorian and Edwardian terraces, common across East Oxford and Jericho. Two dormers join in an L-shape to create a generous area for multiple rooms or open-plan living.
Mansard Loft Conversions
The most space-maximising option, replacing a roof slope with a near-vertical wall and flat roof. Mansards involve the most structural work and almost always require full planning permission, well suited to urban and period properties.
Velux (Rooflight) Conversions
The simplest and most affordable option for lofts that already have good head height. Skylights are fitted into the existing roofline without altering its structure, minimal disruption and rarely needing planning permission.
Can My Loft Be Converted?
Not every loft is suitable, and the key factor is head height. As a guide, you’ll usually need a minimum of around 2.2m from the floor to the ridge for a comfortable conversion. Roof pitch, structure (traditional rafters vs modern trusses) and available floor area also matter.
The good news is that even lofts with limited headroom can often be converted by changing the roof, for example with a hip-to-gable or dormer. We assess all of this at a free survey and tell you honestly what’s possible.

How Much Does a Loft Conversion Cost in Oxford?
As a 2026 guide for the Oxford area:
- Velux / rooflight conversions: the most affordable option
- Dormer conversions: typically from around £40,000+
- Hip-to-gable (often with rear dormer): typically £45,000–£65,000+
- Mansard conversions: the highest, reflecting the extensive structural work
Final cost depends on size, specification, whether you add a bathroom or en-suite, and what’s discovered once work begins. Professional fees (structural engineer, planning, building control, party wall) are additional. We provide a free, itemised written quote after a site visit, so there are no hidden costs.

Planning Permission & Building Regulations
Many loft conversions fall under permitted development, meaning no full planning application is needed, provided the additional roof volume stays within limits (broadly 40m³ for terraced houses and 50m³ for detached and semi-detached). However:
- Mansards, and conversions in conservation areas or on listed buildings, usually require full planning permission
- All loft conversions must meet Building Regulations, regardless of planning, covering structural safety, fire escape routes, insulation and the staircase
Every conversion needs proper structural design, including steel beams (RSJs) to carry the new floor and roof loads, designed by a structural engineer. For terraced and semi-detached homes, a party wall agreement with neighbours is usually required. We handle all of this for you, from drawings and applications to building control sign-off.
How Long Does a Loft Conversion Take?
Most loft conversions take between 8 and 16 weeks once work starts, a straightforward dormer at the shorter end, an L-shaped or hip-to-gable conversion at the longer. Allowing for survey, design and approvals, expect around 4–6 months from first contact to moving in. Most of the work is done from external scaffolding, so disruption is limited, the noisiest phase is breaking through to install the new staircase.

Many loft conversions fall under permitted development and don't need planning permission, provided volume limits are met. Mansards, and conversions in conservation areas or on listed buildings, usually do require permission. We assess this and handle any applications.
As a 2026 guide, dormer conversions typically start from around £40,000 and hip-to-gable from £45,000–£65,000, with Velux conversions cheaper and mansards more. We provide a free itemised written quote.
Usually yes, if there's enough head height (around 2.2m minimum is a good guide). Even low-headroom lofts can often be converted by altering the roof. We confirm at a free survey.
Typically 8–16 weeks of build time depending on type, or around 4–6 months including design and approvals.
Yes. A well-executed loft conversion typically adds 15–20% to a property's value, often more in Oxford's competitive market where an extra bedroom is highly sought after.
For terraced and semi-detached homes, usually yes. A party wall agreement with adjoining neighbours is normally required, and we manage this process for you.
Most loft conversions need steel beams (RSJs) to support the new floor and roof, designed by a structural engineer. This is included in our design and build service.
Yes, in most cases. The majority of the work is done from external scaffolding, with the main internal disruption being the staircase installation.
