CONCEPT DEVELOPMENT & PLANNING

We start the design phase by conducting a measured survey of the site. We may also recommend that some searches are done. These could include statutory utility searches and legal searches to identify any restricted covenant or easements that could impact the project. Following these investigations we’ll then draw up suggested designs to an agreed client brief. This conceptual stage is a very enjoyable collaborative process where we work with you to refine the optimum layout for your needs and maximise the potential of your property.

Once the concepts are signed off we submit the relevant applications and manage the planning process throughout.

CONSTRUCTION/BUILDING CONTROL DRAWINGS

Prior to commencement on site we prepare a detailed technical drawing package for construction and building control approval, integrating the structural engineer’s drawings and any other specialist information. Once the construction pack is finalised we produce a fully itemised and costed scope of works.

Our approach is to work closely with our clients, making all critical decisions before the build goes live. This enables us to then hand over a comprehensive pack to the construction team. They know exactly what they are to build and you know exactly what it is going to cost.
